Country Bluff Estates (CBE) Property Owners Association (POA) was established in 1993. It is governed by Covenants, Conditions and Restrictions declared to be "running with the land and shall be fully binding upon all persons acquiring property in said subdivision...". They are administered by the Board of Directors.
Key Fobs are necessary to access the gym and pool. Property Owners need to complete the Owners Form, sign a waiver of liability and submit a non-refundable fee of $20 for each fob. Renter residents need to have the property owner complete & sign the Renters Form as well as the renter. Forms can be submitted to a POA Board member with the requisite fee(s). Pool Rules link.
Overview: Your Country Bluff Estates (CBE) home is an important financial investment. The Architectural Control Committee (ACC) works hard to make sure the landscape and exterior design of each property has an overall consistency of image and value in the subdivision. The CBE POA continues to manage the design approval process to maintain, as well as increase, the value of our homes and our neighborhood while at the same time managing consistency expected by all who live here.
Covenants: The Architectural Control Committee and CBE Board of Directors recommend that you research the CBE covenant guidelines in advance for any major additions, changes, revisions or landscaping projects to your home or property. Any drawings, building specifications and plat plans, location, height, width, color, and materials of construction must be submitted for review and receive written approval from the Architectural Control Committee prior to implementing any change. Approval Process: An Architectural Review Form must be completed, and along with the required additional information, be submitted at the time of the request or it will not be considered. This Form can be found here and on the Owner Portal.
Other documents which are more private in nature to the POA or to individual property owners are accessible through the OWNER PORTAL. These would include: Minutes of community meetings; Year-End Financial Statements; Proposed POA Budgets; Election materials; Owner-specific documents.
