Invoices for annual dues are mailed in January. Dues are payable on or before Oct 1. Thank you, to those who pay upon receipt of invoice. The POA receives & pays bills January through December. Dues checks can be mailed to the HOAMS management company address located at the bottom of this page. Dues can also be paid online by credit card, debit card, or ACH Bank Transfer by clicking on the OWNER PORTAL in the menu bar. You will redirected to payHOA.com which is another feature offered by HOAMS. A 2.9 % +$.30 processing fee will apply to credit/debit cards (approx $17 for $600 dues). The ACH bank transfer fee is $1. Property owners are assessed a Late Fee for delinquent dues & a monthly Admin Fee for outstanding balances. Severely delinquent dues are subject to a Lien Claim recorded against the property with Taney County Recorder's office.
Typically, the pool opens on the Saturday before Memorial Day and remains open through the Sunday following Labor Day. The Pool is open to residents and their guests from 9am to 9pm everyday of the week. Doggie Swim day is generally scheduled for the Tuesday after Labor Day from 9am-7pm.

The gym is open 4am to 10pm every day of the week. As you leave the gym, thank you for turning out the lights. Minors must be accompanied by an adult at all times. Any guest must be accompanied by a Country Bluff resident.
Property owners must complete, sign a waiver of liability, & submit the Owners Agmnt to a POA Board member to obtain a key fob. Rental property residents need to have the property owner complete, sign & submit the Renters Agmnt to obtain a key fob. There is a $20 fee per key fob.
Trash bins are to be stored "out of public view". They can be stored in the garage, outside within an enclosure, or outside hidden by shrubs. See Rules & Regulations for more information.
Typically, holiday trash pick up occurs the day following regular pick up. Some services use RoboCalls to notify customers of delayed pick up due to holidays or inclement weather.
The City of Branson provides a curbside brush pick up & large household items service in the Spring & Fall. Otherwise, there are private companies that provide such service on demand.
No. Covenant #15 restricts property owners to parking their vehicles in the garage or on the driveway pad, not on the street, not in yards, & not on the grass. This facilitates the traffic flow, most especially for emergency vehicles such as fire trucks, ambulances, and police, but also for trash pick up, contractors, landscapers & delivery services.
No. Covenant #15 also requires trailers, motor homes, campers, RVs, boats, tractors, machinery to be stored in the garage or off site. There are several rental storage facilities nearby to CBE.
Historically, community-wide garage sales have been held in the Spring &/or Fall depending upon neighborhood interest. Individual property owners may have a garage sale on their own, however, the City of Branson has a maximum limit of three per year. Property owners must apply for a permit with the City (no fee) for each garage sale in which they participate. City permit applications can be made online at CitizenServe.
Fireworks are prohibited except within the 24-hour period prior to & the day of July 4th and New Year's Day. See the Rules & Regulations for further information.
A POA contracted vendor snow plows the entrance road of the subdivision from sign to sign. The streets within CBE are City streets & the City of Branson provides that snow removal.
Excessive dog barking after 10pm is not permitted. See Rules & Regulations for protocol. Branson City code Sec. 14-28. - Animals disturbing the peace. No person shall keep any animal which, by howling, barking, baying, yelping, or running at large, shall disturb the peace of the neighborhood. Call 911 & ask for an Animal Control Officer to warn and/or cite the dog owner.
Branson City Code Sec. 14-30. - Animals at large prohibited. (a) It shall be unlawful for any owner to permit any animal to suffer or run at large in the city. Call 911 & ask for an Animal Control Officer to pick up the dog and/or cite the owner.

Lawns shall be mowed regularly during the growing season. Leaves shall be collected in the Fall and early Spring. Grass clippings and leaves shall not be blown into the street(s).

The City of Branson has a Tree Removal/Tree Replacement ordinance, Sec. 94-11. - Tree preservation. A Tree Removal Permit with a $50 deposit its required before removing any live tree 6" or greater in diameter as measured 4 and 1/2 feet above grade. The fee is usually waived for dead trees. The City's CitizenServe app can be used to file online for a permit. Submit a copy of the City Permit when requesting Tree Removal approval from the Architectural Control Committee (ACC). The ACC Request form can be downloaded from this website under POA Documents. TheOWNER PORTALoffers the option to complete the form online & upload supplemental documents.
Architectural Control Committee members serve a term of 5 years on a staggered basis. Because the committee operations lapsed under a prior board of directors, the committee was re-established in 2023. The structure and duties of the committee can be found here.

The ByLaws state general powers of the board, in Paragraph 9(m) "To do all acts and perform all duties required of and imposed upon the Association by the Declaration and/or which are in the bet interests of the subdivision or the Association or which the Board deems necessary to preserve and protect the Association property and the beauty thereof. The Board shall be the sole judge as to the appropriate maintenance of the Association property."
